The canton of Nidwalden may be one of the smallest in Switzerland in terms of area, but its real estate market has significant appeal: panoramic views of Lake Lucerne, short distances to Lucerne (LU), Zurich (ZH), or Basel (BS), and an attractive tax climate. In particular, foreclosure auctions present yield opportunities that are hard to find on traditional platforms.

What at first glance looks like a "data desert" actually promises rarity value: Each individual foreclosure in Nidwalden takes place in an environment with only two to three competitors, while in Vaud (VD) or Zurich, sometimes ten times as many buyers are present.
The 2021 market report already attests to Nidwalden's Swiss leading values for the market prices of condominiums, even ahead of hotspots Zurich and Geneva. Those who win the bid here often acquire lake panoramas and mountain views as well.

A concrete example from 2022: a 3.5-room apartment in Ennetbürgen, official market value 1.42 million CHF, initial bidding at 994,000 CHF (70%). Due to lack of competition, the auction ended at just 1.05 million CHF: a discount of nearly 26%.

Nidwalden is the prime example that rarity creates value. The few, but highly priced properties, combined with a low number of bidders, make each foreclosure a potential trophy. Those who view dates early, secure financing, and have the courage to bid at auctions with 1 to 2 properties can secure a small piece of home with high value, often at a double-digit discount to the market price.
